[T3] Oh No! Rust!

Hello all,
Today my wife to our squareback out driving and got caught in a
rainstorm. When she came home the carpet was wet. I thought,
hmmm...maybe i should look into this. When i first got the car the drain
hoses for the fresh air intake were clogged so i fixed them thinking
that seemed to fix the water leak until today. So i looked under the
rear seat and it seem the leak was coming from there. Only on the
drivers side. I sprayed the hose up underneath there to see if i could
see where it was leaking but it was hard to tell. I think it is leaking
around the seat belt anchor. But it also seem like it is leaking around
where the body rests on the pan. Right next to where the voltage
regulator is. Has anyone had there car leak there? If so, what do you
do? Im not taking the body off just to fix a water leak. Should i
undercoat it in the wheel well? I would assume that would stop the
leaking.
I decided to look over the whole car to see if there were any other
leaks. I found two more! It seems that the car is leaking somewhere
around the pedal cluster. Anyone had any leaks here? It seems like it
may be leaking around where the master cylinder comes through the front
wall. Does this sound logical? I can't really see where else it would be
leaking except where the bolt goes through the floor the holds the
pedals in position. Could it leak there? I know it is not from the fresh
air intake. The other leak i found was in the passengers side heat vent
next to where you would put your feet. It was just a little wet inside
the heater vent. I would assume that this water is coming from inside
the rear of the front wheel well.
It seems like there is a little seam there that the under coating has
fallen away from. Is there a way for water to get blasted through this
seem into the heater channel? I am not real sure how the whole heater
channel and rocker panel is put together. So that's it, if that wasn't
enough!
Should i use undercoating to fix the leaks in the wheel well? I don't
want to trap water in there and create more rust. I forgot to say that i
pulled up the tar board on the drivers side behind the seat where most
of the water would seem to go from the leak under the back seat and
there was huuuuggee amounts of rust! I was in shock! I thought my car
had no rust! Man was i wrong! It seems that i caught it just in time.
The metal still seem strong enough that no one is going to put there
foot through the floor. I am taking the whole interior out this weekend
and ripping up all of the tar board and por 15ing the whole inside
floor.
If someone could give me some direction on the leaks that i talked about
that would be great. Im a little shaken with all this and Im not
thinking so clear. I think i am going to have nightmares about saltwater
and unprotected metal tonight.

Thanks for listening to me doc, how much do i owe you?
